Turn the right property in your portfolio into guest-ready accommodation.

Empty, tired or coming out of tenancy? CLP Staging takes it from its current condition to professionally staged serviced accommodation, managed by one accountable team and designed by people who run SA themselves.

A tired scheme out. A guest-ready house in.

A four-bedroom townhouse, mid-works, with bedrooms still carrying an earlier, darker scheme. Through Portfolio Stage we took the whole house through a full refurbishment and complete stage in two weeks.

What already worked stayed: the kitchen units, worktops and hob were kept in place.

Designed by operators, not just designers.

Creative Living Property started by furnishing and running its own serviced accommodation. That experience shapes every decision we make in your property.

  • One accountable partner

Design, procurement, delivery, installation and styling run as one managed project, so you’re not coordinating suppliers.

  • Keep what works

Suitable existing furniture is retained rather than replaced by default.

  • Approve before we order

Scope, design direction and investment are presented for your sign-off before procurement starts.

  • Built for real guests

Specified for cleaning, durability, maintenance and replacement, because we run serviced accommodation ourselves.

Before you convert.

Is my property suitable for serviced accommodation?

We’ll give you an honest view on the initial call. Before converting, also check your mortgage, insurance, lease or freehold terms, and any local planning or licensing rules. These sit outside staging but affect the decision.

Can you use the furniture that’s already there?

Often, yes. Our Restage + Existing service reviews what’s in the property and builds the new specification around anything worth keeping.

I have several properties. Can you work across them?

Yes. Portfolio Stage creates a repeatable specification and installation programme, while letting each property keep its own character.

How long does a stage take?

It depends on size, condition and scope. Recent projects have ranged from one week for an empty three-bedroom terrace to six weeks for a full renovation and stage of a six-bedroom period house.

What does it cost?

It depends on the property, the specification and what can be retained. You’ll receive a clear proposal, and sign it off before anything is ordered.

Can you manage the property once it’s staged?

Yes. We also offer serviced accommodation management, so we can run the property once it’s guest-ready if you’d like. We can talk it through on the initial call.

Tell us what’s in your portfolio.

Share the property, its current condition and what you want to achieve. We’ll come back with a clear next step.
